Finding your new home can be a daunting task yet alone confusing, here at Goodwin Fish we want to make this as smooth and as hassle free as possible.

We believe the key to our success is listening to our clients needs and closely matching them with suitable properties by means of location, size and price.

Once we have received your initial enquiry we will match your requirements to suitable properties keeping you updated via phone and email. Our website is updated throughout the day and all our properties also appear on www.rightmove.co.uk, www.rentright.co.uk, and other well known property search websites.

Once you have seen a property you are interested in we will arrange an accompanied viewing. We are available 7 days a week between 8 am and 8pm! So don’t worry if you’re hard at work during the day we are always available.

After you have decided on your chosen property we will negotiate the tenancy terms between yourself and the Landlord taking into consideration any specific requirements you may have.

Once your terms have been agreed we require you to secure the property by paying the administration fee, sign a disclaimer regarding costs involved and complete the referencing process. We will also require proof of I.D and also proof of your current address. In some cases a Guarantor may be needed, we will be able to advise you of this at the time of negotiating your tenancy terms. If a Guarantor is not possible the Landlord may require the full amount to be paid upon commencement of Tenancy.

We are able to offer a range of insurances such as Contents Insurance and Accident Sickness and Un Employment Cover. We do require you have cover on commencement of the Tenancy to cover against accidental damage to the Landlords contents, fixtures and fittings.

After you have decided on your chosen property we will negotiate the tenancy terms between yourself and the Landlord taking into consideration any specific requirements you may have.

After we have had a positive response from the references we will carry out a fully conditioned and photographed inventory report. This is to protect you and your deposit. It will list all the fixtures, fittings and furniture in the property. We will then contact you to arrange a suitable date and time for you to check in. You will be required to attend our office to sign all the necessary paperwork, pay the one month’s rent and deposit and exchange the keys.

If we manage your property and you have an issue that needs reporting, then please click onto the following link and follow the instructions here

Once you have registered your issue, an email will be sent through to our Property Management department who will investigate it further. Please note, apart from an emergency maintenance issue, we will require the authority from your landlord to instruct a contractor.

Your deposit will be registered with Deposit Protection Service with permission from your Landlord. You will receive confirmation within 14 days directly from the Deposit Protection service, if your Landlord has their own scheme we will transfer your deposit to them and ask for confirmation this has been registered within 5 days of the transfer. At the end of the tenancy we will check out the property to ensure it has been returned in the same condition as it was let in with all fixtures, fitting and furniture present. If there is a dispute the DPS offers a free evidenced-based Alternative Dispute Resolution (ADR) service. Both Landlord/Agent and tenant must consent to use the ADR service and agree with the adjudicator’s decision. For further information regarding the DPS please log on to www.depositprotection.com
