Once we have received your initial enquiry we will match your requirements to suitable properties keeping you updated via phone and email. Our website is updated throughout the day and all our properties also appear on www.rightmove.co.uk, www.rentright.co.uk, and other well known property search websites.

VIEWINGS

Once you have seen a property you are interested in we will arrange an accompanied viewing. We are available 7 days a week between 8 am and 8pm! So don’t worry if you’re hard at work during the day we are always available.

After you have decided on your chosen property we will negotiate the tenancy terms between yourself and the Landlord taking into consideration any specific requirements you may have.

REFERENCING

Once your terms have been agreed we require you to secure the property by paying the administration fee, sign a disclaimer regarding costs involved and complete the referencing process. We will also require proof of I.D and also proof of your current address. In some cases a Guarantor may be needed, we will be able to advise you of this at the time of negotiating your tenancy terms. If a Guarantor is not possible the Landlord may require the full amount to be paid upon commencement of Tenancy.

INSURANCE

We are able to offer a range of insurances such as Contents Insurance and Accident Sickness and Un Employment Cover. We do require you have cover on commencement of the Tenancy to cover against accidental damage to the Landlords contents, fixtures and fittings.

After you have decided on your chosen property we will negotiate the tenancy terms between yourself and the Landlord taking into consideration any specific requirements you may have.

THE NEXT STAGE

After we have had a positive response from the references we will carry out a fully conditioned and photographed inventory report. This is to protect you and your deposit. It will list all the fixtures, fittings and furniture in the property. We will then contact you to arrange a suitable date and time for you to check in. You will be required to attend our office to sign all the necessary paperwork, pay the one month’s rent and deposit and exchange the keys.

MANAGEMENT & 24 HOUR EMERGENCY CALL OUT

If we have been instructed by your Landlord to manage the property we will demand the rent every month via standing order and carry out quarterly inspections to ensure the property is in suitable condition.

You also have the added benefit of being able to contact us 24 hours a day if an emergency arises. We will assess the situation and get a contractor out to you if required.

CHECK OUT AND DEPOSITS

Your deposit will be registered with Deposit Protection Service with permission from your Landlord. You will receive confirmation within 14 days directly from the Deposit Protection service, if your Landlord has their own scheme we will transfer your deposit to them and ask for confirmation this has been registered within 5 days of the transfer. At the end of the tenancy we will check out the property to ensure it has been returned in the same condition as it was let in with all fixtures, fitting and furniture present. If there is a dispute the DPS offers a free evidenced-based Alternative Dispute Resolution (ADR) service.
